The better way of selling your home, property, Villa or house in Andalucia, Southern Spain

You provide us with the details of the property for sale, together with all the photographs you would like to be displayed.

A one-off fee of €65-00 gets your property listed it on this site in English, Dutch, German & Spanish for as long as you wish or until sold. 

There is no limit to the number of pages, photographs and text you can use for the description but if you have more than one property to sell the cost is €65-00 per property. 

Alternatively we can now offer you 1 years listing in one language at a cost of €35.00. A maximum of 6 pictures. 

Your contact details will be shown on your house page details.  Potential purchasers will be directly in touch with you and you will then conduct all negotiations between yourselves. If you prefer  us not to publish your name or contact details  we can forward all enquiries to you.

We will take no part in the transaction and will require no further payment from either party. 

It is at the present time, May 2011, very much a buyers market in Andalucia, Spain. This  means to sell your house or property you have to get everything right. Please do ensure that you have given attention the following before advertising and, even more important, before corresponding with would be buyers and making appointments to view.  Buyers are very well informed of the buying in Spain procedures and pitfalls, make certain that you have everything right!. Having got peoples interest make sure that you keep it! :-

A)  The price. Be sure that is does reflect todays selling prices for similar properties, if it is negotiable say so.
B) Documentation

Ensure that you have to hand & preferably in e-mail form (.PDF Document):-

2009 IBI bill This contains information on your property.
A recent nota simple, confirms registered details of build areas etc.
A recent electricity bill. This confirms, obviously the cost, but also the supply capacity that is available.
A recent water bill. Again the cost and that there is a reliable formal supply.

C) House/Property Description Be honest! If it is a house suitable for living in full time say so. If it is more suitable for holiday letting say so. If you feel that it is an investment opportunity say so. State the build area, land area & room sizes. Use photographs to show the house, the pool, terraces and views and the lifestyle. i.e people enjoying the pool, eating outside, BBQ´s etc 
D) The Area Local infrastructure. Schools, Medical Services, Restaurants, Shops, Bars Etc, Etc. Distances from Airports, The Coast, Places of interest
